In Las Vegas it has become illegal to rent homes in short term rentals. Now, a town in Arizona may be making similar strides. Gilbert Arizona prohibits short term rentals in single family neighborhoods and is considering extending the legislation to multifamily neighborhoods like condo buildings. As is, short term rentals are only supposed to occur on commercial properties, however this loophole allows people currently residing in multiple family complexes to skirt the law.

Today, through our webpage, a contact us form was filled out and submitted to us. The main resonating message of this e-mail was simple, I am looking to grow but simply cannot do any more work! As I spoke to this prospect, her issues resonated with me as mere wants of other prospects and clients. Things that were "nice" and "neat" or that "Jane from reservations would love" seem to get looked over all too often by those not aware of what a few process could do for their business.

Last week I published a blog that boasted 8 things you could do to separate yourself from competitive rentals. The main goal was to realize that your company offers more than a house to rent, you have the expertise to offer an experience. This experience is what separates your professionally managed rentals from the VRBO market out there. However, in the never ending cat and mouse game, homeaway.com is now offering another service to its VRBO clients. I personally think it is a neat tool but that does not make your life easier.

Well its that time of year here in New England. The weather is warming up, people are walking their dogs and running again, and the word vacation is being tossed around with immeasurable ease. Its spring! And with spring comes some of the peak travel seasons in the United States. Families will shell out thousands and thousands of dollars to travel to warm destinations and get a jump start on summer.

I recently wrote an article on the promising year that vacation rentals had to look forward to in 2013. In that article, which can be found here, we discussed how numbers for january 2012 were up substantially from 2011 and that property managers were even more optomistic about 2013. In general, Barefoot has heard nothing but similar views from our own customers. All of this is helping 2013 shape up to be an excellent year.

Like any asset they have expectations that you need to understand, and while there are lots of expectations, the most important is how much they want to make with the property. That number is something that you need to know, document, and remind the owner of, every chance you can. Consider your own assets and who you have managing them. Communication is becoming more and more key in today’s vacation rental marketplace. Companies like Glad to Have You and others provide tools for the traveler to make their experience as easy as possible. The vacation experience is one of information regarding the reservation, areas of interest, restaurants, activities, etc. and there is more and more competition than ever. Companies like Home Away are making it easier and easier for the owner of a property or condo to utilize a complete vacation rental system with online booking, credit cards, travel insurance, and they are moving towards providing these owners with names of people that can clean and maintain their home. Timeshare units are beginning to get into this mix also, with Home Away recently signing an agreement to work with a timeshare resort in Orlando that will bring over 9,000 time share properties into their inventory. For the professional property manager, that means lower income, and higher vacancy.
