Dive into the insights of Pace Reports, uncover the potential of Enhanced Occupancy Reports, and leverage the power of the "Rented Before" feature. With these tools, you’ll be empowered to make strategic decisions and boost your bookings like never before.

Pace Reports: Forecasting Your Future Success  Occupancy

Imagine a crystal ball for your rentals. The Pace Report acts as just that, offering a forward-looking analysis of your reservation trends. Unlike traditional reports based on arrival dates, the Pace Report focuses on occupancy dates. This means it reveals revenue projected based on existing reservations arrival or departure date, allowing you to:

  • Forecast Occupancy Levels: Predict how busy your rentals will be during specific periods, helping you with staffing and maintenance planning.

  • Optimize Pricing Strategies: Adjust prices strategically based on anticipated demand to maximize revenue during peak seasons and attract bookings during slower periods.

  • Resource Allocation: Allocate resources like cleaning services and amenities efficiently based on projected occupancy.

Key Parameters:

  • Date Ranges: Select your desired current and previous year periods for comparison.

  • "As Of" Date: Specify a specific date within the current year to view real-time progress.

  • Property Selection: Choose whether to include active or inactive properties.

  • Calculation Method: Determine how revenue is calculated – by occupancy date, folio arrival date, or folio departure date. (Note: Enhanced Occupancy Reports use occupancy date calculations by default.)

  • Analysis & Sorting: Organize the report by property or guest information and further refine the sorting based on revenue percentage or desired order (ascending/descending).

  • Amenity Search: Filter the report based on specific amenities offered by your rentals.

Note: The PACE Report requires some set up to ensure that the reservation types are associated correctly. If you have questions, please reach out to support@barefoot.com for additional information.

Report Output:

The Pace Report delivers a clear picture of:

  • Total Charges: Compares current and previous year reservation totals for the specified date ranges.

  • Breakdown: Provides detailed information on rent, non-rent charges, sales tax, commissions, and reservation types (regular, owner, etc.).

  • Nightly Details: Shows the number of nights booked for each reservation type.

Enhanced Occupancy Report: A Deeper Dive into Occupancy Trends

While the Pace Report focuses on revenue projections, the Enhanced Occupancy Report dives deeper into the nitty-gritty of occupancy statistics. This report, also based on occupancy dates, allows you to:

  • Analyze Occupancy Trends: View inventory-wide and property-specific stats, such average booking window, total number of nights, percentage of occupancy, average length of stay, total revenue, and commission earned.

  • Compare Past Dates: Use the "View Period as of" date field to look back in time and compare your current statistics to previous performance.

  • Gain Marketing Insight: Compare performance of properties side-by-side or filter by property type or number of bedrooms to see where to focus your marketing dollars.

Rented Before Report: Reconnect with Past Guests

This hidden gem in Barefoot Technologies helps you identify past guests who haven't booked for upcoming periods. It's perfect for:

  • Targeted Marketing Campaigns: Reach out specifically to past guests who haven't booked yet, increasing your chances of a successful conversion.

  • Re-engagement Strategies: Rekindle interest in your rentals with targeted promotions or special offers designed to entice repeat bookings.

  • Leveraging Guest Loyalty: Tap into the power of returning guests who are familiar with your rentals and more likely to convert.
